Divided contract for a four-storey building (5-6 floors).
Construction contractor / main contractor, HVAC and electrical contractor.
HVAC and electrical contractor will be subordinated to the construction contractor / general contractor.
All procurements will have their own procurement notices.
Four new buildings will be built in the contractplease: A, B, C and D houses. 122 apartments and 1 commercial space, total approx. 6,250 sq.m., and a commercial space approx. 340 sq.m.
The site has geothermal heating - district heating - solar cells - cooling - LTO central heating - water circulation floor heating. All properties will be equipped with an automatic fire alarmwith a tin system and they will have low-pressure sprinkler.
Concrete frame - mainly from elements, facades with a plaster surface, waterproofing with a machine-seamed sheet metal roof. The apartments in buildings A and D are intended for regular rental housing, the apartments in building B are for senior housing. Building C has ordinary apartments and is developing15 apartments intended as apartments for people with disabilities, connected by common spaces. Regardless of the purpose of use, all the apartments are equipped in basically the same way and with the same technology. The building permit for the D building is applied for before the contracttime / during the contract and the D building will be built in the same entity as the others, as a single contract.
The old address of the site was Wittenberginkatu 1. The one-story buildings on the plot have been demolished and the demolition of the luhti house and possible pipelines and wells still on the plot...
